The. owner of 1/2 the. property could sell the 1/2 (probably for no more than 35% of the value of the whole property) or file a Partition Action and force the sale of the whole property. That will force probate to be started.
Better and cheaper for an heir of. the deceased person to start a probate and sell the entire property during the probate.

A portion can be sold if there is someone willing to buy it. It is better to get through probate and buy-out the estate or sell the entire property at the same time.
